Timber vs Laminate Flooring
Both mimic the look of hardwood timber — but one is the real thing and the other is a photograph. Here's what that difference means for your Newcastle home.
The fundamental difference
Engineered timber has a real hardwood surface — the same species you'd see in solid timber, just bonded over a plywood base for stability. Laminate has an HDF core printed with a photographic image of timber, covered with a wear layer. Both look like timber. Only one is timber.
We install both across Newcastle and the Hunter Region. Our job is to match the product to your budget, substrate, and goals — not to upsell.
Side-by-side comparison

| Material | Real hardwood veneer (engineered) or solid | HDF core with photographic layer |
| Lifespan | 25–50+ years | 15–25 years |
| Can be sanded | Yes (1–3x for engineered, 5–8x solid) | No — replace when worn |
| Property value | Strong positive impact | Neutral — buyers know it's laminate |
| Upfront cost | Higher ($70–150+/sqm installed) | Lower ($40–60/sqm installed) |
| Waterproof | Not waterproof — avoid wet areas | Water-resistant — not waterproof |
| Slab installation | Engineered — yes (test moisture first) | Yes (floating with moisture barrier) |
| Underfloor heating | Engineered — compatible (check spec) | Compatible (check temp limits) |
| Authenticity | Real wood texture, grain, warmth | Photographic reproduction |
| Scratch resistance | Moderate — can be repaired/sanded | Good — AC4+ very durable |
Choose engineered timber when…
- Long-term investment matters to you
- You want to add real property value
- The floor may need refinishing in 15+ years
- You're building or doing a high-spec renovation
- Natural variation and warmth are important
- Installing on concrete slab (floating or glue)
- Budget allows $70–100+/sqm installed
Choose laminate when…
- Budget is the primary constraint
- It's a rental property or investment
- Short-to-medium term installation (10–20 years)
- High-scratch environments (AC4+)
- The area is low-moisture risk (no wet areas)
- You want a wider range of timber looks for less
- Staging or selling within 5 years
Common questions
Is timber flooring worth the extra cost over laminate?+
For many Newcastle homes, yes. Quality engineered timber lasts 25–40 years, adds real property value, and can be sanded once or twice. Laminate lasts 15–25 years and can't be refinished — it must be replaced when worn. Over a 30-year period, timber's higher upfront cost often works out to be comparable or cheaper per year.
Can laminate pass for real timber?+
Modern laminate is very convincing, especially at the premium end with embossed-in-register (EIR) surfaces. From a standing position most people can't tell the difference. Up close or when touched, laminate has a more uniform feel. Timber has the natural variation, texture, and warmth that laminate approximates but doesn't fully replicate.
What is engineered timber — is it real wood?+
Yes. Engineered timber has a real hardwood veneer (2–6mm) bonded over a stable plywood base. It looks and feels identical to solid timber because the surface is real wood. The plywood core makes it more stable in humidity — better for Newcastle's coastal climate and concrete slab substrates than solid timber.
Which is better for concrete slab — timber or laminate?+
Both can be installed on concrete slab. Engineered timber is generally the better timber option for slabs — glue-down or floating, with moisture testing first. Standard laminate floats over slab with a moisture barrier. We assess slab condition and moisture levels before recommending either product.
How much does timber flooring cost compared to laminate in Newcastle?+
Quality laminate installs from around $40–60/sqm installed. Engineered timber typically starts from $70–100/sqm installed depending on species and profile. Solid timber is generally $100–150/sqm+ installed. The price gap narrows when you factor in longevity and the ability to sand and refinish timber.
